International real estate company outsources energy supply for its property portfolio
Salonpää – Hoivatilat Oyj

Salonpää
Hoivatilat Oyj owns, develops and manages properties for the public and healthcare sectors. Its properties are used by municipalities and other public-sector organisations.
At this site, energy is needed for a new school and daycare centre and an older log-built school next door. The property complex needed a reliable energy solution with predictable costs.
Hoivatilat wanted to outsource the entire energy supply. Embra designed and built a solution for the site and takes care of its operation for the duration of the service agreement.
A 400 kW heating plant
A 400 kW pellet heating plant was built to supply heat to both buildings. The plant was sized to match the site's heating needs.
The plant runs on locally produced wood pellets manufactured at Embra's own facilities. It was built close to the properties, keeping heat production and distribution efficient across the site.
Embra handled the design, construction and commissioning of the plant. The service also includes maintenance, servicing, 24/7 remote monitoring and fuel deliveries.
Hoivatilat does not need to manage the energy system itself. Heat is delivered as a service, and Embra takes care of the rest.

Energy without the investment
With energy as a service, the customer does not need to invest in the heating plant. Embra takes care of the technical operation, maintenance and fuel supply.
The customer pays a fixed monthly base fee linked to the index, plus an energy charge based on actual consumption.
This keeps energy costs predictable and ties them directly to how the property is used.
The same model can be used across several properties. Instead of owning and maintaining energy infrastructure at each site, the property owner can leave that responsibility to Embra.
What energy as a service means for a property owner
No investment
Predictable costs
Renewable, locally produced energy
24/7 monitoring
Suitable for large properties
The energy source depends on the site
Wood pellets were the right choice for this property. Depending on the site, our energy services can also use wood chips, biogas, renewable electricity, geothermal energy, air-source heat pumps or air-to-water heat pumps.
We choose the solution based on what the property actually needs. The goal is simple: reliable energy today and a solution that continues to work in the years ahead.
Using renewable energy sources also reduces dependence on fossil fuels and supports the sustainability goals of property owners.
Experience that keeps things running
Embra has more than 15 years of experience in energy services and energy solutions. Over the years, we have designed, built and operated different types of energy systems and seen the market and technology changes around us.
For us, a long-term energy service is about making sure the system works day after day. The plant needs to be correctly sized. Maintenance needs to happen before problems occur. And energy needs to be available when it is needed.
